138 AND 140 WEST CAMELBACK PROPERTIES ARE  DIRECTLY  BEHIND PRIVATE HISTORIC HOMES WHICH FACE PASADENA AVENUE

Chasse Building Team owner Barry Chasse and Mike Stringfellow have now purchased both 138 and 140 West Camelback Road and the name of that company is Purpose Driven Development

Attached are the documents their lawyers have submitted to the City to request that the Special Use zoning on the old Enterprise Property be released so they can move forward.

Because this group may then be proposing to use those properties in the future to rent the land to Dutch Brothers for a double drive-way coffee business for 36 cars or more at a time, Medlock Place Historic Association Board is proposing that this Special Use Permit be tied to a specific project.  Zoning changes should always be tied to a specific project so that the negative affects to a neighborhood caused by heavy traffic, serious ozone air quality issues and noise would be evaluated.

Neighbors must have the opportunity to discuss that proposed project with city leaders.

So far some neighbors have met with the City staff in traffic and Councilperson Laura Pastor to discuss the many issues that would harm the health of the neighbors due to the idling cars and pollution and that it would create a serious safety issue by having hundreds of cars a day flowing up 3rd Avenue as they exit at 140 W. Camelback  and attempt to go back East or North from that location.

Attached  are Special Use documents.

Meeting dates for discussing THIS SPECIAL USE PERMIT ARE:

September 5, 2019 - 6:00 Phoenix Planning Commission
